6 Ways to Prepare Your Home to Sell This Spring

Spring is still weeks away, what will usher in the prime selling season for homeowners. If you plan to sell your home this spring, there are some steps you can take now to prepare your home for a successful sale later.

1. Interview real estate agents. Unless you plan to sell your home yourself, you’ll need the assistance of a real estate agent to market and sell your home. Now is the time to interview agents, finding at least three that serve your area. You need to discover if they can sell your home, what price range it should be marketed for, and the commission charged. An agent should also provide advice on what changes or improvements should be made before the home is marketed.

2. Contact a property inspector. What work will your home require before it goes on the market? Obvious repairs and maintenance are what you can see visually, but even a roof problem may not be so apparent. Nor might electric, plumbing and foundational issues be evident. Hire a property inspector to stop by and assess your home. Make those repairs that any home buyer would require as condition of a sale.

3. Tidy the outside. Your winter lawn and garden is no reflection of what your home looks like in the spring. Yet, you can have winter lawn debris removed and inspect your home for outside improvements that will need to be made when the weather breaks. If your home needs to be painted, get estimates from painting companies and arrange to have the job done as soon as the weather breaks.

4. Attack the inside. With your agent’s help evaluate your home for clutter and take steps to remove excess furniture, box up select items and clear out the garage and attic. You can also use this time to paint inside, clear off counters, replace burned out light bulbs, clean drapes, steam clean the carpets, and give your bathrooms a thorough cleaning.

5. Review neighborhood comparables. How much would your home fetch if it sold today? What might you get for it this April or May? You need to understand current and projected home price trends and keep this information in mind as you consider your home’s price. You don’t want to overprice in a market where buyers are few and prices are flat. Nor do you want to underprice it unless you know that a bidding war is possible. A real estate agent can share comps to help you make an informed decision.

6. Begin your own search. Although not directly rated to selling your home, finding your next place to live in advance of that sale is important. If your plans are already in place, then you’re all set. If not, determine where you plan to move to, your home options — rent or buy, and arrange financing, if needed. You may not be able to finalize your plans until a buyer steps forward to buy your home, but at least you’ll have started the process.
